Introduction
Welcome to our Tenant Referral Program! We value our tenants and appreciate your support in helping us grow our community. This Tenant Referral Program (“Program”) allows current tenants to refer new residents and receive rewards upon successful lease execution and move-in. Participation in this Program is subject to the terms and conditions (“Terms”) outlined below.
Eligibility
The Program is open to all current tenants in good standing with an active lease agreement at the time of reward disbursement.
The referred individual must be a new applicant who has not previously inquired about or applied for a lease at the property.
Referral Process
There is no limit to the number of referrals a tenant can make. The more you refer, the more rewards you earn!
To qualify, the referred individual must:
Submit a lease application mentioning the referring tenant’s full name on page 7 of the application.
Meet all housing occupancy standards and applicable household income limits as determined by the management.
Sign a lease agreement for a minimum 12-month lease term as required by management.
Complete all move-in requirements and occupy the unit within ___ days of lease execution.
If multiple tenants refer the same applicant, the incentive will be awarded only to the first referring tenant listed on the application.
Participation in this Program does not guarantee lease approval for the referred individual. All applicants must meet Property Management’s standard leasing criteria, including background checks and income verification.
Rewards & Incentives
For each successful referral, the referring tenant will receive a $250 gift card.
The incentive is non-transferable, not redeemable for cash, and cannot be combined with other promotions, discounts, or special offers.
Tax Responsibility: Recipients are responsible for any applicable tax obligations related to the referral incentives. We encourage the participants to consult a tax professional to understand potential reporting requirements.
Restrictions & Conditions
The referred individual must not be a current occupant or share the same household as the referring tenant.
The referred individual must successfully complete the leasing process and move in within ___ days of lease execution.
Property Management reserves the right to modify, suspend, or terminate the Program at any time without prior notice.
Fraud Prevention & Compliance
Fraudulent activities, including but not limited to false referrals, misrepresentation, or lease manipulation, will result in immediate disqualification from the Program.
Participation in the Program does not establish an employment, agency, or partnership relationship between the referring tenant and Property Management.
Fair Housing Compliance
This Program is administered in full compliance with all applicable federal, state, and local fair housing laws.
We strictly prohibit discrimination based on race, color, religion, sex, disability, familial status, national origin, or any other protected category.
Agreement & Acknowledgment
By participating in the Program, you acknowledge and agree to these Terms.
You further acknowledge that Property Management retains sole discretion over all Program decisions, including referral eligibility and incentive disbursement.
